1. Which is the difference between a B & B and an apartment (holiday home)?
An apartment (or holiday house) is a living unit for the exclusive use of the guests. The owner can reside in the same building but not necessarily. In the holiday homes there is always a kitchen / kitchenette for preparing meals. Towels and sheets are always provided. Breakfast is not included.

A bed&breakfast is instead an apartment where there are 1 or more rooms individually rented. The bathroom can be private or shared with the hosts or with other guests. Breakfast is always included, as much as the are always provided towels and sheets.

Usually the owners live in the same apartment but, except in the case of bed&breakfasts professionally managed (such as the guest houses). If the accommodation is professionally managed it will be clearly indicated in the description. Anyhow the breakfast is provided.

2. What kind of breakfast is served in the B&B?
According to the regional low of Friuli Venezia Giulia, the breakfast must be prepared  "by using the normal family organization, providing food and drinks packaged without any manipulation."

3. Is the breakfast included in apartments or holiday homes?
No, the breakfast is usually not served in these types of accommodation , although it is common for the hosts to leave some basic food such as tea, coffee, sugar, etc. in the apartment.

4. Are there bedlinen and towels in the B&Bs and apartments?
Yes, the owner must replace bedlinen and towels at each customer change and at least twice a week;

5. How often are they changed?
According to regional regulations, sheets and towels must be changed for each new customer. Only in B&Bs, for a minimum stay of one week, must be changed at least 2 times every 7 days. For any special requirements please refer to the owner directly.

6. How often is the room or holiday home cleaned?
According to the regional low, rooms and bathrooms in the B&B must be cleaned daily, while holiday homes must be cleaned before any new arrival.

7. Is there a preset hour for returning to the B&B in the late evening?
No, the time is free.

8. Which is the check-in time?
Check-in normally starts at 12 noon. Some owners do not accept late arrivals or require - for late arrivals - an extra charge to be paid upon check-in. This information is clearly specified within the descriptions and booking / confirmation forms. If there are some other guests leaving on your arrival day you may be required to check in with a slight delay to complete the housekeeping. However, you can leave your luggage starting from 12.00.

9. Is there any extra charge for night arrivals?
As already mentioned in the previous point, this is not a fixed rule. If the accommodation you booked will apply a surcharge, this will be clearly specified in the booking descriptions as well as in the confirmation forms.

10. Which is the check-out hour?
The guest must usually check-out by h. 10:00. You can still ask the landlord to leave your luggage and pick them up later in the day. An agreement in this respect is always taken directly with the owner.

11. The price indicated on the website is per person or per night?
The price per room is the amount per night per room

12. How do I make a reservation? Which are our payment and cancellation policies?

13. How can I find a tourist accommodation for the period I plan my stay?
On the top of all our website pages you can find a research template where you can input the arrival and departure dates of your stay and the system will show you all the available accommodations.

14. Where I can find the directions to reach the accommodation?
In the accommodation page you will find the location, some useful information to reach the accommodation and a detailed map.

15. Where I can find the contacts of the accommodation?
The accommodation contacts do not appear on the website; it will be provided after booking confirmation. After confirmation you will receive a detailed email with all the accommodation contact details (telephone, e-mail address).

16. How can I notify my arrival time?
The check-in and check-out hour are indicated on the detailed form of the accommodation. If your schedule is different, you can inform the accommodation owner by specifying your schedule during the confirmation process in the appropriate field. Otherwise you can directly agree with the accommodation owner once your reservation is confirmed, by email or by phone contact.

17. How can I apply for any special request?
If you don’t find the information you are looking for in this page , you can use the note field you will find in the booking form to communicate with the property or to contact our staff by e-mail, whatsup, facebook or telephone.

18. How can I confirm a reservation?
Accommodation can accept two different types of booking: instant confirmation and booking request.

In the first case "immediate confirmation", when the accommodation is available in the selected period, you just need to select the "book" option and enter your personal data and credit card number (if needed).

Once the booking process has been completed, an automatic CONFIRMATION message will be sent as a final message, unless any different notice is received within 24 hours by the accommodation owner.

In the second case "booking request" you have to fill in the availability / booking request form in all its parts. The request will be sent directly to the accommodation owner who will answer you as soon as possible and, in any case within 2 hours during working hours. If the accommodation is available in the selected date you will receive an e-mail for confirmation reporting of the amount to be paid. With this option, the accommodation owner will usually require a payment as a deposit by bank transfer.

19. Why do I need to leave my credit card information during booking?
Your credit card details are required only and exclusively as a guarantee of your reservation. No amount will be charged during your booking.

You will pay directly to the accommodation owner  the amount of your stay. If a deposit is required, it will be clearly indicated during the booking process.

20. How can I know if my booking has been successfully confirmed?
A confirmation e-mail will be sent to the address you provided as soon as the reservation process has been completed. In addition to the number and details of your booking you will receive useful information to reach the property or contact the owner.

21. How long I need to wait my booking confirmation?
In case the accommodation accept as booking method the "immediate confirmation" the confirmation email will be sent as soon as the booking process is completed. In the case of "booking request" the confirmation email will arrive within 2 hours (during working hours 9:00-20:00)..

22. What I need to do If I do not receive any confirmation?
Usually the reason is a wrong email address input in the system during confirmation process. In this case, please contact us.
